4. Submit your property to the Multiple Listing Service (M.L.S.), install a for sale sign with my name rider that has my toll free number with a call capture feature, and an electronic, pass code protected lockbox.

5. Order roof, termite and property inspection reports, in advance, with seller’s permission, to anticipate potential costs and place those reports on M.L.S.

6. Create a quality color picture flyer and Color Slideshow with photos taken by our professional photographer with select features of your property. This slideshow will also be on the M.L.S. and other websites.

7. Advertise your property with a color photo and features in Homes & Land Magazine on our company page ad.

8. Place your property on several internet real estate sites, including Realtor.com (enhanced format) and leading real estate websites with professional photos.

9. Create and mail a postcard with a photo and features to surrounding properties.

10. Host a “Broker’s Tour” to introduce your new listing to local agents and their prospective buyers.

11. Follow up on showings of your property with feedback from agents and their clients and provide weekly progress reports on marketing efforts and results.

12. Conduct a 30 day review for price and condition adjustments.
